What to Look For in a Vacation Rental for a Large Group

Planning a vacation with a big family or group is exciting, but finding the right vacation home can make all the difference.

A home that sleeps 16 isn't necessarily a home that comfortably accommodates 16. When you're traveling with a crowd, the little details matter: enough bathrooms, comfortable beds, room to spread out, a kitchen built for a group, and spaces where everyone can gather.

If you're planning a large-group getaway to Sunriver, here are 10 things we recommend looking for when choosing your vacation rental.

1. One Bathroom Per Bedroom

This is one of our favorite rules for large groups.

Having a bathroom for every bedroom makes mornings easier and gives everyone a little more privacy. It's especially helpful when you're traveling with multiple families or several generations.

Lone Pine Lodge is a great example, with 8 bedrooms and 8.5 bathrooms.

2. More King & Queen Beds, Fewer Bunk Beds

Pay attention to what kind of beds are included, not just the total number.

For adult groups and families traveling together, we recommend looking for homes with plenty of king and queen beds and using bunk rooms as an added bonus for kids and teens.

After a full day of Central Oregon adventures, everyone appreciates a comfortable place to sleep.

3. Multiple Living Spaces

One living room can get crowded quickly when you're traveling with 12 or 16 people.

Homes with multiple living areas give everyone options. Kids can watch a movie, adults can catch up, and someone can find a quiet corner to read without anyone feeling like they're missing out.

The Masters Lodge is a great example of a home that gives large groups plenty of room to spread out.

4. Don't Underestimate Outdoor Space

In Sunriver, your outdoor space is an extension of the home.

Look for large decks, outdoor dining, BBQs, hot tubs, fire pits, and yards where everyone can gather. A great outdoor space gives your group another place to relax and enjoy the Central Oregon sunshine.

5. Make Sure the Dining Table Fits Everyone

If you're traveling with 12 people, you probably don't want to eat dinner in shifts.

Look for a dining area that seats 10 or more, with additional counter or bar seating when possible.

Some of the best vacation memories happen around the table, from pancake breakfasts to pizza nights and competitive board games after dinner.

6. Choose a Kitchen Built for a Crowd

Cooking for a large group requires more than a "fully equipped kitchen."

Look for large refrigerators, plenty of counter space, generous cookware, and ideally multiple ovens or dishwashers.

Lone Pine Lodge is especially well suited for large groups, with a spacious kitchen designed to make preparing meals for a crowd much easier.

7. Look for a Game Room

When you're traveling with kids and teenagers, a game room can be worth its weight in gold.

Pool tables, ping pong, foosball, arcade games, board games, and dedicated entertainment spaces give everyone something to do when you're spending a day at home.

Cottonwood 8 is a standout for this, with dedicated game and entertainment spaces that can keep the whole group occupied.

8. A Garage Can Be a Bonus

In Sunriver, you're likely to arrive with bikes, helmets, coolers, and plenty of outdoor gear.

A garage with games or storage can become another useful extension of the home. It gives you space to organize your gear while also providing another place for kids and adults to hang out. All of our homes in Sunriver have garages.

9. Think About Who You're Bringing

Before booking, think about what your specific group needs.

Traveling with grandparents? Look for main-level bedrooms.

Bringing several families? Prioritize private bedroom suites and multiple bathrooms.

Lots of kids and teenagers? A bunk room and game room could be perfect.

Planning to cook? Look for a large kitchen and dining area.

Not planning to cook? Look for something walking or biking distance to The Village.

The best vacation home isn't necessarily the biggest. It's the one that fits the way your group actually vacations.

10. Choose a Home Designed for Large Groups

Lone Pine Lodge

With 8 bedrooms and 8.5 bathrooms, Lone Pine Lodge gives large groups plenty of space and privacy. The oversized kitchen, generous dining areas, multiple living spaces, and entertainment areas make it easy to spend time together without feeling crowded.

The Masters Lodge

With 7 bedrooms and 7.5 bathrooms, six king suites, a bunk room, multiple living areas, and dedicated game spaces, The Masters Lodge is designed with large groups in mind. It's an especially great choice for families who want the home itself to be part of the vacation.

Cottonwood 8

With 5 bedrooms, 5.5 bathrooms, and space for up to 12 guests, Cottonwood 8 offers a comfortable layout for families and groups traveling together. The nearly one-to-one bedroom-to-bathroom ratio gives everyone plenty of space, while the home's gathering areas and hot tub make relaxing together easy.

Don't Just Count the Beds

When you're booking a large vacation rental, it's easy to focus on one number: Sleeps 16!

But there's more to a comfortable group vacation than sleeping capacity.

Look for enough bathrooms, comfortable beds, multiple gathering spaces, a kitchen and dining area built for a crowd, and outdoor spaces where everyone can spread out.

Because when everyone has a comfortable place to sleep, room around the dinner table, and somewhere to relax, the whole vacation just works better.
